Award in Commercial Real Estate – MQF Level 4 (3ECTS)

Method of delivery: Face-to-face

Mode of Attendance: Part-time

Duration: 4 weeks

 

Target audience: 18+

Target group: Persons who already work in real estate or are embarking on their real estate career and want to specialise in commercial real estate.

 

Languages of instruction: English / Maltese

Sessions are delivered at Dhalia’s Training Centre at 125, St. George’s Road, St. Julian’s.

 

Entry requirements:

Be in possession of a Level 4 qualification in terms of Chapter 615 of the Laws of Malta; 

Or 

Be in possession of 3 SEC Subjects or their equivalent (eg. School Leaving Certificate) including English language

Or 

5 years experience working in the real estate industry

If an applicant does not hold a Level 3 certificate in English, the applicant must demonstrate fluency in the English language up to C2 level. 

 

Learning Outcomes of the Award in Commercial Real Estate

The learner will be able to:

a) Understand the principles of market analysis and research methodologies specific to commercial real estate.

b) Identify key market indicators and trends influencing commercial property performance.

c) Analyse demographic data, economic factors, and supply-demand dynamics to assess market opportunities and risks.

d) Identify clients’ needs and requirements when looking for commercial real estate investment.

e) Identify and build client profiles matching specific commercial real estate available on the market.

f) Understand and interpret key financial metrics such as net operating income (NOI), return on investment (ROI) and cap rate.

g) Conduct comprehensive property valuation using various approaches, including income capitalisation, market comparison, and cost approach methods.

h) Implement best practices for lease negotiations, tenant relations, and property maintenance.

i) Identify and navigate the legal and regulatory frameworks governing commercial real estate transactions.

j) Understand the implications of zoning laws, land use regulations, and environmental requirements on property development and investment.

k) Interpret contractual agreements, including leases, purchase contracts, and property management agreements.

l) Stay abreast of emerging trends and technological innovations shaping the commercial real estate industry.
